Fees depend on the size and complexity of the project, so we quote each one in writing after a consultation and a site visit. Architecture is priced by phase and invoiced as each milestone is completed, so you pay for delivered work. Interior design is a separate fee. Construction observation, such as site visits during the build, is billed hourly. Permit fees, structural engineering and printing are additional.
For a new custom home, design takes about 6 to 7 months from the start of design to permits in hand. That covers three rounds of schematic design, the permit set, the city's review and coordination with your structural engineer. Construction follows and depends on the size of the home. Remodels are usually shorter. We lay out a schedule with you at the start of design.
We handle three stages. Pre-design covers site documentation, code research, a blocking study for the site and due diligence. Design covers programming, space planning, architecture, interior architecture, 3D visualization, and finish and furniture selections. Construction covers permitting, contractor selection assistance, bid analysis, site visits and field reports.
Yes. Little Deli East in Austin is a 3,840 square foot renovation that joined an existing restaurant and a church into one restaurant. Vani Singal also managed and designed the rehabilitation of Estancia Churrascaria while at Studio 8. We take restaurants from concept through permit and construction, with architecture and interior design handled together.
Yes. Canopy Residence is built around a 160-year-old heritage live oak. The Jewell Residence was designed on a narrow, sloping Austin lot crossed by protected heritage trees, and Texas Architect featured it in its January/February 2022 issue. We study the trees, the slope and the sun before we draw, so the house fits around them.
Yes. Canopy Residence grew from a 3,500 square foot home for four into a 4,500 square foot home for three generations, with a grandparents' suite shaped by the family's culture. The William Holland house pairs a main house with a garage apartment that works as rental income most of the year and as guest space for family during the holidays. We begin by learning how each generation lives.
Yes. Recent examples include W. 55th Street, a cottage remodel and addition of 2,130 square feet, and Round Up, the remodel and addition of a midcentury home. We also plan phased projects, such as a remodel now and an addition later, so early decisions fit the later work.
We have experience with the Austin Energy Green Building program and LEED certification, which share the same performance discipline and documentation. For PHIUS certification we work alongside a qualified energy-modeling consultant, so the performance targets are part of the design from the first sketch.
Yes. Contractor selection assistance and bid analysis are part of our services. We help you compare bids side by side, and we value-engineer the design if pricing comes in above your budget. During construction we visit the site, write field reports and keep everyone communicating.
Yes. We present mood boards and material options at different price points tied to your budget, then finalize finishes, fixtures, lighting and furniture selections and build them into the construction documents. On some projects we coordinate with the interior designer you already work with.
Vani Singal, AIA, leads every project and is your main contact. A small, all-women team of designers develops the drawings and coordinates the details with her.
Yes. Vani Singal, AIA, NCARB, NOMA, founded Workshop No. 5 in Austin in 2014. The studio is woman-owned and minority-owned, with an all-women team.
Yes. We design projects across Central Texas, including Blanco, New Braunfels, Leander and San Antonio. For investors building in Austin from out of state, our Total Confidence Services cover land evaluation through handoff.
